Bluffton, SC: Past, Present, and Future
It wasn't that long ago that the town of Bluffton, South Carolina was known as the "speed trap" before you crossed the bridge to Hilton Head Island. But a lot has changed in the past 15 years. Today, Bluffton is a thriving community with shopping centers, restaurants, movie theaters, and a planned residential communities in a wide range of prices for homes and lots.
Growth continues at a rapid pace, and Beaufort County and the State of South Carolina are working to manage that growth. Highway 278 is currently undergoing a project to widen the road to three lanes, and the Bluffton Parkway is also expanding in order to accommodate the additional traffic. There are also plans to widen many of the additional side streets from one-lane to two-lane roads.
The area around the town of Bluffton is also continuing to grow with new residential communities planned in the nearby towns of Okatie and Hardeeville. In addition, a large shopping mall will be developed near the town lines of Bluffton and Okatie.
Bluffton Real Estate
Bluffton offers homes and property in a wide range of prices depending upon location, view, and community amenities. Prices for existing homes in non-gated communities such as Eagle's Point or Woodbridge range from $250,000 to over $500,000. Homes in these communities typically have wooded, lagoon, and in some cases golf course views. Annual property owner assessment fees (POA fees) are usually in the neighborhood of $200 to $400.
Private, gated communities such as Colleton River Plantation, Belfair, Hampton Hall, and Berkeley Hall typically have much more to offer by way of amenities and home site views. Among the views that you may have to choose from are wooded, golf, lagoon, marsh, and riverfront. Many of the riverfront lots and homes also have deepwater access for larger boats and watercraft. Prices for existing homes in these private communities range from $500,000 to multi-million dollar homes. Prices for lots start around $100,000 and deepwater lots along the river may cost over $1 million.
